The Opportunity
As part of the General Management & Real Estate department, Real Estate team, you will excel and enjoy this position if you are ready to actively handle the following missions:
- Manage the preliminary technical due diligence for the construction projects, both preparing the commercial layout draft and working with consultants to check all the needed documents/permits, in order to evaluate project technical feasibility and timings.
- Assist the R.E. Manager to establish preliminary construction cost (conceptual estimate), during the design/development process to achieve a target budget for the approval.
- Manage the tender process for contractors to achieve the investment budget objective, controlling all construction documents, performing the design review of architectural, mechanical, electrical, and structural documents, and supporting R.E. and Procurement managers in the biddings negotiation with contractors.
- Assist the legal department and the procurement manager in the preparation of construction contracts (consultants, general contractor, special suppliers) and follow for its execution accordingly, maintaining a clear understanding of the terms and conditions.
- Prepare and maintain appropriate project and cost control documents in a timely manner, above all regarding the cost analysis vs budget report, during the whole construction process until the final invoicing, also interfacing with the finance dept. for all the necessary orders and payments.
- Accurately prepare and ensure timely submission of required documents for necessary permits in accordance with scheduled project objectives.
- Prepare and maintain accurate and timely construction progress schedules and monitor job progress to assure timely completion of projects.
- Manage the timely close-out of projects including completion of punch list, final payments, and submission of all close-out documents (i.e. as-builts, manuals, installations final tests, etc.).
Who we are looking for:
- 1/2 years of experience in retail environment
- Excellent relationship abilities both for internal and external stakeholders
- Fluent level of English is mandatory
